Full Management

With many people using buy to let as a retirement investment or second income, taking the time to deal with plumbers, electricians, gas engineers, gardeners, cleaners and the like can take a considerable amount of time and with the pace of life increasing it can be harder still to find the time to attend to the needs of a second property as well as your own.

This is where the Full Management Service comes into its own, we will look after the day to day running of your property without you having to be involved at all.

What we do:

Initial Set Up: Essentially this is the entire Tenant Only service. This includes, the initial valuation, tenant finding, viewings, marketing, referencing, move ins and for no extra cost, the property inspections, tenant move outs and final inspections. The void property care service and the contract renewals are not included.


Rent Collection: We will handle the monthly collection of rent from the tenants who will pay us directly, we will then forward the rent onto you once we have deducted our fees.


Inspections: We will attend the property at least once every 3 months to carry out a routine inspection. This is to ensure that the tenants are keeping the property in good condition all the time. It is also an opportunity for the tenants to raise any queries or concerns they may have since moving in. Three monthly inspections are immensely useful in watching general wear and tear of a property and highlighting potential problems quickly.


Automatic Maintenance: If there is a problem with your property we will automatically send out the appropriate contractor from our list of approved contractors who deal with the issue up to an agreed spend.

Should an issue cost more than the agreed limit we will endeavour to contact you for your approval. In the rare event that a large scale repair is an absolute necessity and you can not be contacted by reasonable means we will authorise the minimum required to ensure the situation does not deteriorate or to ensure your interests are protected. This measure will only be taken if works are needed. For total peace of mind we recommend a figure of £100.00.


Advice: We will write to your tenants on a regular basis giving them advice and ideas about looking after your property. This includes reminders about gardening, keeping communal areas free and general suggestions.


We will also write to you with ideas and suggestions when we have any, these include keeping you up to date with new regulations, laws, ways to save money and general information about us and our services.
