Tenant Only Service

This service is suitable for those experienced landlords who live close to the property they are letting and who wishes to deal with rental collections, repairs and maintenance issues themselves.

This service includes:

Initial Valuation: We will arrange a convenient time to meet you at the property and carry out a market valuation using our experience and comparative evidence from around the area. We will indicate any works that are required by Law such as a Gas Safety Certificate and the Energy Performance Certificate. This is also a good opportunity for you to ask what, if any, improvements could be made to your property to attract suitable tenants.


Tenant Finding: We hold a constantly evolving list of prospective and pre-vetted tenants looking for all different types of property in the area. If you agree, we will quickly install a ‘To Let’ board and proactively market the property through local press and the Internet and our own maintained website.


Viewing:
We aim to accompany every viewing we arrange in order to meet the prospective tenant and answer any questions they may have. If a tenant is interested in your property they will be required to fill in an application form, which includes their personal information, who will be residing at the property, their financial situation and their referees. We will contact you on receipt of the completed form and give you our advice and recommendations regarding the prospective tenant.


Referencing:
If you are satisfied with the prospective tenant then we will obtain a financial commitment from them to prove they are serious applicants and begin the referencing process. If, during referencing, we uncover anything that we are not satisfied with we will find a guarantor for the rent to protect your interests. Once we have obtained all the satisfactory references we will forward them to you for your approval.


Move In:
Once you are satisfied with the references we will fix a move in date with the tenant. We will also draw up a professional contract to protect your interests.

Prior to the tenants moving in, we will take the deposit and the first months rent from them, deduct our fee and register the deposit with one of the three government approved schemes. We will hand over the keys and set up a standing order form on your behalf for the rent if you wish. After the tenants move in, the property is your responsibility to maintain for the term of the tenancy. However, there are some optional extras, which we provide for a further cost:


Tenant Move Out:
We arrange to meet the tenant, carry out a final inspection, read the meters and leave the property secure.


Property Inspection:
We will attend the property during the tenancy if you are unsure as to the way the tenants are looking after it.


Contract Extension:
At the end of the fixed term we will write to remind you of the changes to your contract and, if you wish, we can create a new contract for a further fixed term and recommend a rent review if applicable.


Void Property Care Service:
We will attend the property on a regular basis when it is vacant to look after it and air it out.


Preparation of Inventory:
We will attend the property and compile a complete inventory of all aspects of your property.
